Investing in glamping and country retreats: what to check before committing

Glass cabins, a bathhouse cluster and a striking wedding hall help you picture the future property. What an investor needs, however, is the next level of detail: the site, engineering, budget, team, and verified inputs behind the financial model. This checklist helps you prepare for the first conversation.

The site: check it before choosing the architecture

Request the land title documents and information on restrictions and permitted use. Ask the designer and a specialist lawyer to assess whether the intended scenario is feasible on that specific plot. The marketing term "mobile home" on its own does not answer questions about siting and operation.

Your checklist should include access roads, emergency-service access, parking, proximity to residential properties, water-protection zones and other restrictions. The conclusions should be tied to the specific site, not to a generic promise that a resort can be built anywhere.

Utilities and the composition of capital expenditure

Separate the price of the guest cabins from the cost of opening the entire complex. Ask for separate figures for electricity, water, wastewater, roads, exterior lighting, landscaping, furnishings, and preparation for receiving guests.

  • Have the available capacities and connection terms been confirmed?
  • Is there a budget reserve, and who is responsible for topping it up?
  • Are kitchen equipment, laundry, storage, and service areas included?
  • Are construction works separated from operating expenses during the launch period?

Demand and seasonality: work it out month by month

Do not apply the peak holiday-weekend rate to the entire calendar year. For a preliminary model, request separate assumptions for weekdays, weekends, holidays, and the low season, along with an explanation of the data behind them.

For each revenue stream, break out its own income and costs: accommodation, banya, spa, food and beverage, hall rental, and additional services. To avoid counting the same sale twice, keep bundled packages separate from stand-alone services. Test the sensitivity of the result to lower occupancy, cost increases, and a delayed opening.

The wedding venue and the glass orangery

If the concept includes an event space, review its operation independently of the rooms. Capacity, kitchen and catering, ventilation, heating and cooling, sanitary facilities, parking, acoustics, and glass maintenance all matter.

We recommend considering scenario compatibility in advance: hosting a wedding should not make the quiet stay promised to other guests impossible. Ask to see the routes for guests, staff, and deliveries, as well as how the venue is run in bad weather.

Who runs the property, and how the investor is kept informed

Assign clear owners for sales, bookings, housekeeping, technical maintenance, food and beverage, and quality control. If an operator has not yet been chosen, treat this as an open question rather than a ready-made source of passive income.

Before committing capital, agree on the parties' roles, reporting, the order in which funds are distributed, further contributions, and exit terms. Only compare metrics after aligning the models to the same cost structure.
