Specifics of a rooftop location
A winter garden on a penthouse roof differs from a country-house version in several critical parameters:
- Load on the slab: the existing slab was designed without a winter garden in mind — a verification calculation of load-bearing capacity is required
- Wind load: at a height of 30–60 m, wind pressure is 40–80% higher than at ground level
- Legal approvals: adding a structure on top of an existing building is a more complex procedure than building on a private plot
- Waterproofing: penetrating the roof membrane when installing foundation posts creates a risk of leaks into the floors below
Calculating slab load-bearing capacity
The first step is to obtain the design documentation and technical specifications of the slab from the developer or building management. The standard load for a usable roof of a residential building under SP 20.13330.2017 (Russian building code) is 150–200 kg/m².
A winter garden adds:
- Glass and profile assembly: 40–70 kg/m²
- Snow load, Zone IV: 240 kg/m² (fully applied if the roof is horizontal; if pitched, a coefficient µ is used)
- People and furniture: 150–200 kg/m² (standard service load)
- Total: 430–510 kg/m² — 2–3 times higher than the original design load
The solution is load redistribution: the winter garden's posts rest on load-bearing walls or columns rather than spreading the load across the slab. This requires a custom structural solution and calculation.
Wind loads at height
Per SP 20.13330.2017 (Appendix B), wind pressure at height h = 40 m in Wind Zone III (Moscow) is 0.38 × K(h), where K(40) ≈ 1.45 for terrain type B (urban development). Total: 0.38 × 1.45 = 0.55 kPa (55 kg/m²) — 44% higher than at ground level.
This means profile sections and anchor fixings must be sized for elevated wind loads. Facade profiles used in private construction are insufficient here — heavy-duty systems with reinforced connections are required.
Approvals for a rooftop addition in Moscow
Adding a structure on top of an existing multi-unit residential building in Moscow requires:
- A resolution of the general meeting of owners (Article 46 of the Russian Housing Code) — consent of at least 2/3 of the owners is required
- A technical inspection report on the building's structures (issued by a licensed organization)
- Preparation of design documentation with calculations (by a chief project engineer with SRO accreditation)
- Design expert review (mandatory when structural solutions are modified)
- A construction permit from Mosgosstroynadzor (the Moscow state construction supervision authority)
- Upon completion: commissioning certificate, technical plan, and updates to the Unified State Real Estate Register (EGRN)
Approval timeline: 6–18 months. Cost of design and approval work: RUB 500,000 – 2,000,000 depending on scope.
Engineering scenarios: how it is implemented
Scenario A — lightweight structure: an aluminum frame with minimal load on the slab, with foundations resting on the penthouse's existing load-bearing walls. Area up to 25 m². Construction budget: RUB 1.8–3.2 million (excluding approvals).
Scenario B — slab reinforcement: a project to reinforce the monolithic slab with additional steel beams supported on load-bearing walls. Allows the area to be increased to 40–60 m². Reinforcement budget: an additional RUB 1.5–3 million.
Scenario C — steel frame: a self-supporting steel frame carried through columns down to the load-bearing structures of the lower floors, passing through the penthouse. Architecturally unrestricted and imposes no load on the roof slab. The most complex and expensive option: from RUB 4 million.
Waterproofing and roof interfaces
Installing winter garden posts through an existing roof requires meticulous waterproofing at every penetration:
- Stainless steel embedded sleeves with a flange and EPDM seal
- A waterproofing apron with a minimum 20 cm overlap
- Sealing with two layers of liquid mastic around the perimeter
- A mandatory water flood test 72 hours after work is complete
